Need Help Leasing? We offer two levels of property management services:


1) TENANT ACQUISITION AND SCREENING – 6% (FOR TERM OF LEASE)
2) FULL SERVICE PROPERTY MANAGEMENT – 9% (FOR TERM OF LEASE)


1) TENANT ACQUISITION AND SCREENING  6% (FOR TERM OF LEASE)

  1. This includes full search for a tenant with MLS listing & Syndicated advertising
  2. Tenant Screening and agent personally meets the tenant(s)
  3. Obtain a full recent credit report
  4. Call all references and verify current employment
  5. Perform a detailedmove in – move out  inspection with Tenant and document current condition
  6. Draft Lease and coordinate move in with Homeowners Association
  7. Listing Agent is the main point of contact for tenants to make your life as uncomplicated as possible
  8. Listing Agent will assist with all maintenance issues and will help coordinate repairs and warranty issues
  9. All of our listings receive a move-in binder to be a reference and guide for the tenants
  10. Ninety days before tenant turn over we either retain the existing tenant or start aggressive pre-leasing to reduce turnover lag-time
  11. No Mark up on maintenance performed
  12. No hidden fees or costs.
  13. $30.00 fee for screening tenants (paid by tenant)
  14. LUXURY Rentals over $3500/month to receive email marketing to database & realtors
  15. LUXURY Rentals over $3500/month to be included in SD Premier Magazine when available
  16. LUXURY Rentals over $3500/month to receive full color glossy brochure
  17. All listings receive Professional Photography
  18. No Start up fees
  19. Manager/Agent will show the property personally the majority of the time – Lockbox is used as a last resort


2) FULL SERVICE PROPERTY MANAGEMENT – 9% (FOR TERM OF LEASE)

  1. This includes full search for a tenant with MLS listing & Syndicated advertising
  2. Tenant Screening and agent personally meets the tenant(s)
  3. Our concierge like service provides the tenant/landlord a five star experience
  4. Obtain a full recent credit report
  5. Call all references and verify current employment
  6. Perform a detailedmove in – move out  inspection with detailed photos when necessary
  7. Draft Lease and coordinate move in with Homeowners Association
  8. Listing Agent is the main point of contact for tenants to make your life as uncomplicated as possible.
  9. Listing Agent will assist with all maintenance issues and will help coordinate repairs and warranty issues.
  10. All of our listings receive a unit specific move-in binder to be a reference and guide for the tenants
  11. Ninety days before tenant turn over we either retain the existing tenant or start aggressive pre-leasing to reduce turnover $30.00 fee for screening tenants (paid by tenant)

  15. All listings receive high end professional photography

  18. Agent will meet vendors for repairs when owner is not available
  19. Short Term (less than one year) Rentals allowed with a turnover charge of $150.00 per turnover
  20. Rent collection & Disbursement – direct deposit into the owners account
  21. Tax reporting statements when needed
  22. 24/7 emergency contacts
